The PLDRB approved a Master Site Plan for American Village, a 96-unit age-restricted multifamily project on 8.01+/- acres south of Pritchard Drive and east of President Lane, zoned MFR-2.
Planning Manager Ray Tyner described two required neighborhood meetings — Dec.
19, 2018 and a second on Jan.
9, 2019 held specifically to address neighbor concerns about sanitary sewer capacity on Pritchard Drive raised at the first meeting; attendees who left contact information were followed up with a sewer-improvement update ahead of this hearing.
Developer representative Bob Dickinson (Dickinson Consulting) presented and addressed a landscape-buffer question from Board Member Scully.
The Flagler Schools representative noted a prior "no impact" letter given the project's age-restricted status, with a covenant/restriction review still to come at final plat.
